LONG-TERM LEASE AND MANAGEMENT (7 months or longer).


 We place a tenant and manage your property:


  • Property can be furnished or unfurnished (if furnished, owner must provide inventory).
  • We will market the property on our website, MLS, and other internet search sites.
  • We deal with all aspects of the rental, from finding a quality tenant and screening tenant background/credit, having the lease prepared by experienced attorneys, doing walk-through inspection prior to and after tenancy, collecting deposit/rent, dealing with tenants on a day-to-day basis, and keeping your property well maintained and cared for by a responsible paying tenant.


For example, if the air conditioner needs repair, we will contact a licensed vendor (unless you already have a service agreement or preferred vendor) and schedule with the tenant to resolve the issue. The repair invoice would be the owner’s responsibility. We will pay these types of bills on your behalf from owner contribution funds, which will be replenished from rent.


LONG-TERM LEASE ONLY (7 months or longer).


We place a tenant, and you manage your property after the tenant takes occupancy:



  • We market the property.
  • We show the property to qualified tenants.
  • We review potential prospects with you.
  • We have experienced attorneys prepare the lease. 
  • We guide the tenant through the HOA application process, where applicable.
  • We collect first and last month’s rent and security deposit in cleared funds prior to lease inception.
  • After keys are given to the tenant, the owner is responsible for tenant relations.


SHORT-TERM (VACATION) RENTAL. We handle from start to finish:


The rental time frame for short-term rentals is greater than one month and less than six months. 


The most popular months for vacationers in our area are January-April, during which time guests pay premium rent. Your rental must be turnkey furnished so a guest need bring only personal luggage. A suggested inventory list is furnished upon request.


This option offers the property owner professional management with complete peace of mind. We market the property, secure a quality tenant, collect all funds 60 days prior to occupancy, guide guests through the HOA application process where applicable, schedule housekeeping when needed, resolve any tenant issues that occur during their visit, check tenants in and out, and do a walk-through inspection of the unit.


The State of Florida requires sales and tourist tax. Rent Sarasota will register your property for state and county tax collection, collect these funds from tenants, and pay the appropriate tax authorities.


Every year Rent Sarasota will provide the appropriate tax documents clearly showing the amount of rental income you received for that year. US citizen owners are required to provide a SSN. Foreign investor owners who do not have a SSN must provide an ITIN. If a foreign investor does not have an ITIN, we can recommend accountants to assist you in this process.
